New Home Warranty & SHBA Enrollment

  • Ehrenburg Homes enrolls all its new homes with the New Home Warranty Program of Saskatchewan. Ehrenburg Homes has been a Member in Good Standing with the New Home Warranty Program of Saskatchewan since 1983.
  • As a member of the Saskatoon, Saskatchewan, and Canadian Home Builders’ Associations, Ehrenburg Homes is a reputable, certified Master and R-2000 Builder, bound by a code of ethics, with a professional staff and sub-trades.
  • Building Permits, Construction Insurance, & Utilities

  • Ehrenburg Homes will take out all necessary building permits to construct the house as per plans and contract.
  • House and Liability insurance during construction is carried by Ehrenburg Homes Ltd.
  • Ehrenburg Homes will pay for power, gas and water hook-ups and bills during construction On an Ehrenburg lot in Saskatoon only – (Out-of-town and acreage properties may require alternate arrangements).
  • Structure

    Foundation:

  • Surveyors Certificate / Real Property Report included (for homes built in Saskatoon).
  • 8” x 8’-1”full height concrete foundation walls (reinf.4 rows of 10M rebar), on 18” x 6” reinf. concrete footings c/w keyway, and reinforcing around all basement window openings.
  • 8" x 32" grade beam on 4" Void-form, with 10" x 15’ deep concrete piles under garage walls (includes 15M rebar).
  • 3 ½" reinf. (10M rebar 24" o/c) concrete Garage slab, Dura Mix* 30 MPA Type 50 concrete, w/ crack control joints.
  • 3” concrete basement floor w/ 5 1/2” gravel, 6mil Poly, and Super-Sealed perimeter.
  • Includes gravel driveway, concrete block walkway from front step to street, and final rough grading only of lot.
  • Wood Framing:

  • Engineered Floor systems, including some Gang-Lam* Eng. LVL beams, Super Joist* Wood ‘I’ Joists @ 19.2” o/c, and Includes 3/4” SturdyWood* T.&G. OSB Sub-floor sheathing, glued and screwed.
  • 2 x 6 @ 16" o/c exterior walls w/ 3/8" SturdyWood* OSB sheathing. Interior and garage walls 2 x 4 @ 16" o/c.
  • Engineered roof truss system @ 24" o/c, with 7/16" SturdyWood* OSB sheathing & ‘H’-clips.
  • Fibrelay* 3/8" panel underlay under all vinyl flooring areas (3/8" Plywood under ceramic tile areas).
  • Windows and Doors

  • White PVC triple glazed windows with Tuck & Turn handles and screens included. Grills on front elevation.
  • All Bedroom windows are casement style, and all basement windows are inswing awning, slider, or casement style, to meet Building Code egress standards.  (Note – some basement windows are double glazed Low E depending on style)
  • Raised panel, insulated steel exterior doors, inswing unless otherwise noted on plans. (French doors double glazed Low E
  • Weiser* exterior passage sets and dead bolts installed on all exterior doors, includes garage/house & side doors. (Note: passage sets below deadbolts are not locking knobs).
  • Steelcraft* ‘T12’ insulated (R10), raised-panel, steel garage door (does not include inserts, openers, or remotes).
  • Exterior Finish

  • BP* ‘Rampart’ or ‘Roofmaster’ 25-year Asphalt shingles, with roof vents supplied and installed as required.
  • White sand Imasco stucco c/w build outs as per plan. Includes building paper under stucco, and cement parging on foundation walls to grade.
  • Pre-finished Kaycan* or Gentek* metal soffits, fascia and eavestrough w/ extensions on all downspouts.
  • Electrical

  • 100 AMP panel located in the furnace room, traditional receptacles and toggle switches, soffit plug c/w switch.
  • Includes telephone & cable TV rough-ins in all Bedrooms. (Locations in other rooms as per plan).
  • Includes central vac rough-in only, including one outlet in garage (piping to basement ceiling level only).
  • Heating and Ventilation

  •  Lennox* G43 Series 90% + efficiency gas furnace w/ 2 speed fan, and Robert-shaw* programmable night- set back thermostat.
  • Vanee* Model 90H air-to-air heat exchanger for ventilation system complete with Vanee* electronic timers.  (venting in all bathrooms and kitchen ducted down to this central unit in furnace room and exhausted).
  • Plumbing

    Kitchen:

  • Kindred* ‘Steel Queen QDL2031’ 7”deep, double-bowl stainless steel sink w/ Delta*’Model 135’ single lever chrome faucet. (Dishwasher hook-up included – unit extra).
  • All bathrooms:

  • Hytek* One-piece fiberglass tub/shower units w/ Delta* ‘Model 1343’ single lever, pressure-balanced, chrome controls. (Drop-in jetted tubs come w/ Delta* ‘Model 2730’ double handle, Roman-style deck mount faucet).
  • Drop-in American Standard*‘Marina’ china sinks w/ Delta* ’Model 520’ single lever, chrome, washer-less faucets.
  • American Standard* ‘Marina’ toilets.
  • Shower stalls (if shown on plans) will include Glass Door/Enclosure. Std. tub/shower units include curtain rod only.
  • Other plumbing features:

  • Includes shut-off valves under all sinks and toilets.
  • Includes 2 - 3/4" exterior water lines and hose-bibs with shut-off valves in utility room.
  • Includes 41 gallon Cdn. (50 US gal) Direct-Vent hot water heater.
  • Includes for outlets for future washer and dryer units as shown on plan.
  • Includes 3-piece basement rough-in for future bathroom.
  • Insulation, Drywall, Taping, and Poly

  • Exterior walls: R-20 Batt insulation. Ceilings: R-40 Blown/Batt insulation. Rim joist: R-20 Batt insulation and poly.
  • Floor cantilevers: R-20 Batt insulation & R-8 Styrofoam* ‘SM’ rigid insulation, with Super-Seal caulking.
  • 1/2" CD board on ceiling, 1/2" std. drywall on walls. Rounded drywall corners. Sprayed on spantex ceiling finish.
  • CGSB 6mil poly (code approved) vapor barrier c/w Super-Sealed acoustical sealant at all joints and electrical outlets.
  • Interior Finishing

    Interior Doors & Woodwork:

  • Paint grade ‘Colonist’ raised panel doors and bi-folds, and Paint grade 2-1/4” window/door casings and baseboards. All doors complete with 3 hinges, real Pine primed jamb material,  and Colonial-style door stops.
  • Pre-finished melamine shelving throughout (shelf and rod only in std. closets, custom layouts in master closet.).
  • Weiser interior passage sets. Taymor*’Infinity/Kingston’ bath hardware & accessories.
  • Paint grade 36” wood handrails w/ ‘Windsor’ blank & single-knuckle metal spindles (if shown on plans), and wood, wall-mount handrail to basement.
  • Kitchen Cabinets and Vanities:

  • White, raised panel cabinets with melamine shelves & construction, including ‘Meta-Box’ drawer system on all kitchen cabinets and vanities. Includes a bank of drawers in Kitchen cabinets & in Master bath vanity
  • Arborite Full-wrap counter tops in kitchen and bath vanities.
  • Floor Coverings:

  • Allowance includes 40 oz. carpet & 6 lb. underpad, 12 mil Vinyl flooring package. Tile fireplace hearth (if appl.)
  • Painting and Staining:

  • Interior painting includes 1 coat of primer and 2 finish coats of latex eggshell finish on all walls. All bathroom walls to have semi-gloss finish. (1 wall & 1 trim color only – additional paint/stain colors will be an extra charge).
  • Interior woodwork and trim (doors, baseboards, casings, railings, etc) to be painted/sprayed with an oil base paint.
  • Deck & Garage

  • Includes deck header board for future deck (no deck included unless shown on plans & included in contract).
  • Garage to have wall against house drywalled as per code (boarded only - no taping or painting is included).
  • The Garage ceiling will also be drywalled (board only) with CGSB poly vapor barrier under (not super-sealed), and except for any living spaces that may be above, the garage ceiling is not insulated.
  • General Clean up

  • Interior of house complete, exterior windows, and furnace to be professionally cleaned before possession.
  • Basement Development

  • All Ehrenburg Homes come with full 8’-1" ceiling heights, and roughed-in plumbing for a future full bathroom.
  • All Ehrenburg Homes ‘Family of Castles’ come with pre-designed future basement layouts to assist in planning for the future growth of your new home. Basement development not included unless included in contract.
